The Edge at 450, currently called Aura Downtown, creatively combined renovation of a historic structure and added a new, modern structure to create this uniquely urban apartment complex in downtown Norfolk.

Speight Marshall Francis served as Structural Engineer of Record for The Edge at 450, a four-story, wood-framed,
The 156-unit apartment building is built over parking and retail space. Apartments range from 580 square-foot studios to 1,208 square foot three-bedroom apartments. Of the units, 150 are situated on the top four floors along a double-loaded corridor with interior units overlooking a public courtyard and pool. The remaining 6 units are lofts on the ground floor. The aesthetics of the building are modern in nature with an industrial influence through red brick, black window frames, and exposed concrete. Incorporated into the project is an existing building dating back to the 1930s. The facade and portions of the side walls have been maintained and the space within serves as the leasing center for the development. The $18.4M 181,760 total square foot building utilizes a deep foundation system with precast concrete piles.
